Does homeowners insurance cover....
a leaking roof...Houston...we have a problem
Well since it hardly ever rains here you can't tell that you have a leak until it floods. My roof looks great from the back and front yard but I think I have a leak around the electric attic vent (that never gets used). Now the water is doing what I believe they refer to as "walking the beams" and I am getting water damage on my living room ceiling. Does anyone know if standard homeowners insurance covers this or does my roof have to blow away before it's covered...eeekkk, help me, help me, LOL. Granted this is a small problem right now in the scheme of things so I don't think I'm going to lose sleep over it

Monster it actually depends on the type of policy that you have and your deductible.
Most homeowners policies won't cover normal wear and tear on the roof - however, they will cover damage due to the wind, etc. Could it be possible that the vent came lose with the last beating of the santa ana winds? You know what your deductible is - can you get someone to give you an estimate on what it will cost to fix it and compare that with the deductible? |

I've had what you are describing and it was covered. My roof was replaced, I did have a deductable to pay . Had this this happen on two different houses with different policys. I live in Kansas and I would think our homeowner's insurance is different from California. |

hi Monster...In my case they covered the damages to my interior but didn't pay for anything to repair the cause. Go figure insurance out, I can't. CAP

Thanks for the heads up guys. Right now so much is happening here on the forum and at home that it's the least of my worries. Maybe the drywall will fall on my head and actually knock some sense into me, LOL

monster...depending on your policy, the IC most likely will not cover your need for a new roof but will cover the damage to the house as a result of a leaking roof..... good luck...Red

I would call them and see. If there is some type of coverage the insurance carrier will send out and adjuster to look at the roof. If he/she is compentent in their job they may be able to tell you where the leak is. You may fine out that it is the flashing and it can be fixed with some roof tar that you can get from a local hardware store. Just my thoughts.
